Albertville City Council 7.7.2026 Part 1 of 3

City council approved a PUD (planned unit development) for 241 single family homes to be located at the southern most intersection of S Broad St and Walnut St. The PUD developer of record was TerraForge, LLC/Tim Perkins (not local) with the property OWNERS noted as Marlis Properties, LLC (Keith McGee with Mayor Tracy Honea’s home address for the property tax notice). The property consists of approximately 102 acres. The initial presentation for rezoning to the Planning Commission filled city hall chambers with many neighbors voicing their opposition to the large development primarily due to increased traffic, traffic speeding (presently), width of road, and devaluation of substantial size homes surrounding the proposed area. The PUD will allow much smaller homes on lots dramatically smaller in size of those surrounding. No mention of the voiced opposition at the Planning Commission stage, which filled the chamber, at either the pre council meeting or during the regular council meeting.
