The Spanish National Statistics Institute (INE) has just confirmed that 9.5 million foreign-born people now reside in Spain. Between 2001 and 2020, the rate was 200,000-250,000 new arrivals per year. Since 2021: more than one million. In net terms, that's more than 600,000 new residents each year, mostly in large cities. The calculation is simple: 500,000 new residents per year ÷ 2.5 people per household = 200,000 homes needed each year. How many are we building? 100,000. Half. And that doesn't even include young Spaniards who want to move out on their own. The result: housing prices have risen 94% since 2015 in nominal terms, and 50% relative to wages. Speculation? No. A fundamental shortage: demand far exceeds supply. The absurdity: the government inflates demand (mass immigration) and freezes supply (regulations that make construction more expensive).
