The Spanish National Research Council (CSIC) has just published two reports on the concentration of real estate ownership in Spain. The headlines: "A Market Dominated by Multiple Landlords" and "For the First Time, Those Who Own Multiple Properties Outnumber Those Who Own Only One." The problem: the data doesn't tell the whole story. REPORT 1: 60% of rental properties are owned by "multiple landlords" (2+ properties). But if you calculate using the report's own data, the average number of properties per multiple landlord is 2.26. They don't break down the data by size bracket because most landlords own two properties. Furthermore, they include the public sector as a "multiple landlord." The real figure: only 7% of rental properties are owned by private companies. 93% are owned by families or the public sector. REPORT 2: "Multiple landlords" outnumber those with a single property. But they include garages, storage units, industrial buildings, and commercial premises as "real estate." If you own a house and a garage, you're a "multiple property owner." Only 2.2% of all properties are owned by families with 10 or more properties. The objective of both reports: to convince people that there's no need to build more, but rather to "tighten the screws" on property owners.
