I'm standing on our hotel balcony in Pattaya, looking directly at an old high-rise across the street. And suddenly a question popped into my head that I'd never really thought about before: What actually happens to your condo when the entire building is so old after 30, 40, or 50 years that it needs major renovations—or even has to be demolished at some point? Is your investment then gone? Who actually owns the land? What happens if the reserves aren't sufficient for a major renovation? Could the owners suddenly be asked to contribute additional funds—perhaps hundreds of thousands of baht? And what happens if some owners simply can't afford to pay this money? An interesting topic that many people probably don't even consider when buying a condo. ⚠️ This video is not legal advice.
