My Client Wanted a Cluster House — But the data suggested this instead
A client of mine recently called me and said he was thinking about upgrading his home. About 12 years ago, I helped him sell his HDB and purchase a freehold condo for about $1.2M in 2012. Today that same condo is worth around $2M, and now that his family has grown, he is planning his next move. Naturally, he started looking at cluster houses. Cluster houses are very attractive to many families because they offer: • Multiple floors like landed homes • Large built-up space • Condo facilities like swimming pools and security One development he showed me was Kaleido in District 15, where units are around 3,100 sqft and priced around $3.7M. At first glance, it looks like great value — about $1,200 psf, which is lower than many new condos in OCR areas. But when we looked deeper into the price growth, the picture changed. Since 2016, Kaleido has only appreciated about 8.4%, while landed houses in District 15 have grown more than 64% over the same period.
