Locality Review: Velachery, Chennai #MBTV #LocalityReview
From a quiet town to a buzzling residential and commercial center, the growth of Velachery over the past decade has been nothing but phenomenal! Strategic location, proximity to Chennai’s major IT corridors and excellent connectivity are the major factors that have aided the growth of this neighborhood. Velachery is situated in the southern part of Chennai. Velachery-Tambaram Main Road, Jawaharlal Nehru Road, Taramani Link Road and 100 Feet Road in the locality are the major stretches of connectivity. Velachery is surrounded by Guindy in the north, IIT Madras in the north-east, Taramani in the east, Perungudi in the south-east, Pallikaranai Wetland and Madipakkam in the south and south-west and Adambakkam in the west and north-west. Velachery is a residential and commercial neighborhood that strikes a perfect balance between the old and new Chennai. The neighborhood’s development can be attributed to the expansion of the IT sector in south Chennai. It is well-connected with major IT corridors like the Old Mahabalipuram Road or the OMR, Grand Southern Trunk Road or the GST and the city’s central business districts. Companies like IDB Technologies, Allsec, Cognizant, CannyMinds and Kryptos are situated within the locality. Companies situated along the Velachery-Tambaram Main Road include MPL Silicon Towers, Sysvine Technologies and Volante Technologies. While Guindy Industrial Estate, Ascendas IT Park and Prince Infocity are situated within a 5 km radius, Ramanujan IT City, RMZ Millenia Business Park, ASV Suntech Park and Bahwan Cyber Tek are within 9 km. Good educational institutions hospitals like DAV Public School, Akshayah Matriculation Higher Secondary School, Nehru High School, San Academy, Guru Nanak College, Jerusalem College of Engineering, Balaji Dental College & Hospital and hospitals like Prashanth Super Speciality Hospital, Neolife Children's Hospital, ARK, Anbu and Velachery KS Hospitals are situated within the locality. Local stores, supermarkets, clothing shops, fruits & vegetable markets and small shopping complexes are present in good numbers. Grand Square Mall, Phoenix Marketcity and ASV Crown Plaza are prominent malls in the locality. Some of the nearby attractions include the Guindy National Park and the Thiruvalluvar Nagar Beach, which are around 7 km away from Velachery. Construction of a storm drain connecting Velachery with the South Buckingham Canal, construction of twin flyovers at the Vijayanagar Junction, investment in enhancing road and rail connectivity of Velachery, and conservation and beautification of the Velachery Lake are some of the key development works initiated by the government to tackle environmental and urban infrastructure issues of the locality. Velachery Road, Jawaharlal Nehru Road, Velachery-Tambaram Main Road, Taramani Link Road, Velachery Bypass Road, 100 ft road and Velachery flyover are the major stretches of connectivity. MTC buses, autos and cabs are readily available in the locality and Vijayanagar Bus Terminus is the major bus station. Velachery has a railway station of its own and the nearest metro station is the St. Thomas Mount Metro Station, which is around 3 km away via the 100 Feet Road or the Velachery Bypass Road. Phase-2 expansion of Chennai Metro i.e., between Madhavaram and Sholinganallur, is likely to enhance the metro connectivity of Velachery. The Chennai International Airport is around 11 km away via the Grand Southern Trunk Road. Velachery’s unprecedented growth over a short period has put tremendous pressure on existing infrastructure facilities and resources. Damage to Pallikaranai wetland due to rampant encroachment and pollution, water scarcity during summers, traffic congestion along primary roads especially during peak hours, waterlogging during monsoons and pollution due to two open-air dumping grounds in the vicinity are some of the concerns of the people residing in Velachery. Proximity to major IT corridors of Chennai, excellent connectivity, good social infrastructure and the prospects of future development are the major reasons why Velachery is attracting a lot of real estate investment, despite some of its drawbacks like waterlogging, traffic congestion and pollution.
