In the second half of 2025, the difference in lending interest rates between the JHF bonds and the Flat 35 loan (i.e., the JHF's profit margin) narrowed, eventually resulting in the Flat 35 interest rate being lower than the nominal interest rate on the JHF bonds, a phenomenon known as "negative spread." From the JHF's perspective, a temporary negative spread is acceptable, but it is not good for this gap to widen too much or continue for a long time. Therefore, in December 2025, the interest rate for Flat 35 was significantly raised to 1.97%, signaling a stance of "we'll exceed 2% from here," and in January 2026, the interest rate was finally set at 2.08%. However, this is still far from eliminating the negative spread compared to the nominal interest rate on the JHF bonds, and a significant interest rate hike will be inevitable in the future. If you were thinking of refinancing your variable rate loan to a fixed rate when interest rates start to rise, be careful... fixed rates may aim for much higher in the future.
