However, the 20.9% increase in new listings led to a 3% drop in occupancy rates in early 2024 compared to the previous year, reflecting more competition in the market. On the flip side, the average nightly rate (ADR) climbed to $156 in 2024, up from $139 in 2023, with seasonal peaks at $181 in July.
