[Report] The station area redevelopment project involves constructing commercial, residential, and high-rise mixed-use facilities around Daejeon Station. After drifting for nearly 20 years due to controversy over project feasibility, it seemed a breakthrough was finally being made last year. The key element is the Complex Zone 2-1 development project. Hanwha E&C, the project developer, and Daejeon City held a briefing session and unveiled specific plans, including the construction of apartment buildings up to 72 stories high. However, as domestic and international conditions deteriorated, the groundbreaking scheduled for February of this year was postponed, and a period of false hope began. Now, KBS investigations have revealed that the Complex Zone 2-1 development project is on the verge of collapse. Recently, Daejeon City reported to the Mayoral Transition Committee that there are concerns about the project being halted, and that the developer plans to decide whether to suspend the project next month. Deteriorating project feasibility due to high exchange rates and interest rate hikes has once again become a stumbling block. According to the results of a recent feasibility review confirmed by KBS, the project cost has increased by 78.9% compared to the 2020 public offering, reaching 1.64 trillion won. The estimated sale price has also skyrocketed to 30.8 million won per 3.3 square meters, nearly doubling. With lease demand for key commercial facilities also uncertain, pushing the project forward is proving difficult. In fact, the developer failed to pay a portion of the land price to Korail, the owner of the project site, resulting in the payment deadline being extended by four months to this coming October. Daejeon City announced that it is pushing for the resumption of the project by urging payment of the land price, while also stating that it plans to restart the developer bidding and licensing procedures should the project be suspended. However, even if the project resumes, the original target of completion in 2031 is now out of reach, and its sustainability remains uncertain due to the project's unpredictable profitability. Furthermore, if the project is halted, development plans currently underway in the area across different zones will inevitably be affected, leading to anticipated repercussions.
