[Report] This is the planned site for the Daejeon Station Complex Zone 2-1 development project. Plans for residential buildings up to 72 stories high and various commercial facilities were made to revitalize the old city center and establish a growth hub. However, following the postponement of the groundbreaking in February, the project is now facing a crisis of collapse as the private developer, concerned about deteriorating profitability, has recently begun reviewing a suspension of the project. As this is a core element of the station area redevelopment and a massive private-sector project with a cost exceeding 1.6 trillion won, the repercussions are expected to be significant. Immediate concerns are emerging regarding potential setbacks in the adjacent 'Mega Chungcheong Square' development project. Daejeon City plans to solicit private developers in the second half of this year for this project, which involves constructing two 49-story mixed-use buildings intended to serve as landmarks. However, with the estimated project cost reaching 670 billion won and the Complex Zone 2-1 development—which is supposed to support profitability—failing, attracting private investment is expected to face difficulties. Other development zones in the area are also likely to face dampened investment sentiment. Complex Zone 2-1 is planned as a base for the second phase of public institution relocation and includes a 20,000 square meter occupancy space. Daejeon City is pursuing a strategy to attract public institutions based on the premise that station area development proceeds normally, but it has stated that it plans to consider alternative sites in the event of setbacks. With major setbacks emerging amidst the government's policy of prioritizing the integrated Gwangju and Jeonnam regions, concerns are growing that the city may lose the initiative in the competition to attract public institutions.
