The central question is simple: does this really improve housing or is it a product of the real estate market? I analyze how the gourmet balcony became widespread due to urban planning regulations, such as the "non-computable area," which allows developers to build more and charge more without paying for it. I show how this distorts the design: large and expensive balconies, while bedrooms, kitchens, and essential areas become smaller and less usable. I also explain the technical impact of this decision. When the balcony is enclosed with glass, a greenhouse effect occurs. Heat enters but doesn't escape. Natural ventilation is blocked. The result is more heat inside the apartment, more use of air conditioning, and higher energy consumption. Furthermore, the video shows how this typology affects the city. By bringing leisure into the apartment, it reduces the use of public space and reinforces urban isolation. The gourmet balcony doesn't solve a problem—it masks the lack of urban quality. Finally, I analyze the environmental impact. The intensive use of glass and aluminum increases the carbon footprint of the building. And yet, this model is sold as modern and sustainable.
