Everyone has their own budget, preferences, and preferences regarding floor size, area, renovation, building type, format, and so on. Some are quite feasible, others require adjustments (often within the budget), but sometimes the request is practically unrealistic. The latest unusual feature is the beachfront location in Burgas. It would seem that's a problem, since the city is on the sea. But out of the couple dozen neighborhoods, only four border the beach and the sea (I mean neighborhoods where you can live). The two main and most expensive ones are the center and Lazur. But the first line there is relative, given the seaside park, the limited number of new buildings, and the price tag, which (here) can definitely be compared with Spain and Italy. There are two other districts outside the city center: Sarafovo and Kraimorie. Sarafovo is clear: the first line is also relative; there are almost no offers on the first line, and even if there are, the prices won't please many. So, today I'm in the Kraimorie district, and there are a couple of apartments here that are truly first line. Construction began a month ago; there will be only 21 apartments, and only four remain for sale. Studios are priced at €150,000 and several three-room apartments from €250,000-300,000. The building will be ready in a couple of years, and the apartments are delivered ready-to-move-in. Along the way, I'll explain what determines the price of real estate here: location, land value, and the developer's relationship with the owners of the land on which the building is being built. For reference, the market value per square meter of land in this waterfront location is approximately 400 euros per square meter. And 30-50% of the apartments go to the landowner as depreciation.
