With these tips I promise that buying a house in Canada will not be nearly as daunting, and you will probably get a better deal on that perfect house! As a first-time home buyer in Canada you want to be armed with as much knowledge as possible. Top 5 Canadian real estate first time home buyer tips: 1: Get pre-approved Before you start thinking about buying a house in Canada you want to have your pre-approval done. Many sellers are starting to request that all buyers have their pre-approval done before allowing a showing. But more importantly you will know that you are 100% able to buy that house. The last thing you would want standing between you and your dream home is a problem with your credit history. 2: Have a list of wants and needs As a first-time home buyer it can be hard to know what you want when you have never owned a house. But even if you are not a first-time buyer having a list of wants and needs not only helps you sort out your priorities when buying a home. But it makes it easier to look past the "pretty" parts of a house and see if that house really does fit what you need. 3: Interview multiple real estate agents to find the perfect buyers agent Buying a house is likely the most expensive purchase you will ever make. You want to make sure the person helping you buy that house is experienced, qualified and knowledgeable. But more importantly you want to make sure that you trust them and that you mesh. And no you do not need a Realtor to buy a home. Interview a few real estate agents and see which one you feel the most comfortable with. 4: Have a reserve fund for repairs and renovations. There are always surprises with buying a home. You need to be prepared to repair, replace or renovate. Having money put away just in case will put your mind at ease. These surprises are often one item that many first-time buyers are not anticipating. 5: Set a budget and stick to it! Once you have been pre-approved set your budget and stay within it. It is very easy as a first-time home buyer to get caught up in the moment and spend more money than you wanted. The last thing you want is to be house broke.
