Day 212 of building my real estate wholesaling business. Today I realized I’ve been doing one of the most dangerous forms of procrastination: Learning instead of doing. I’ve been studying creative finance, seller financing, mortgage takeovers, equity carry, and all kinds of strategies. It feels productive. It feels like progress. But when I looked at my actual numbers, I hadn’t made enough calls. I hadn’t sent enough offers. I hadn’t followed up with enough people. The truth is: my bottleneck right now isn’t knowledge. It’s execution.
