🎧 June’s national data didn’t shock, but it reinforced the challenges we’re seeing across our two biggest cities, and underpinned a slowdown in every capital city. The Trio reflect on the impact of the Budget Night tax changes, combined with the pressures felt by our three consecutive interest rate increases. Annual changes to rents are noteworthy in the house segment of the market. Every capital city is outpacing inflation, and vacancy rates continue to remain particularly tight. Increasing rental yields are a consistent theme, with Melbourne edging towards a median gross rental yield of 4%… something we haven’t seen for decades.
