JUNE 2026 Housing Market Update – Higher Sales, Lower Prices, and a More Competitive Summer Market The Waterloo Region housing market showed increased buyer activity in June, with sales rising compared to May as the market transitioned into the summer season. At the same time, average home values declined across all major property types—a pattern that is typical as the spring market gives way to a more balanced summer market. While buyers became more active, they remained disciplined in their purchasing decisions. Price sensitivity continues to shape the market, with buyers negotiating aggressively and contributing to lower valuations despite the increase in overall sales. New listings also declined in June, reducing competition among sellers. Combined with stronger buyer activity, many sellers benefited from improved absorption and a greater likelihood of attracting qualified buyers than in previous months. Despite these encouraging signs for sellers, Waterloo Region remains firmly in a buyer's market. Inventory levels continue to provide buyers with choice and negotiating leverage, making accurate pricing and strong presentation essential for achieving the best possible outcome.
