Kitchener Waterloo Real Estate Market Is Splitting | April 2026 Update
The April 2026 real estate numbers are out for Kitchener Waterloo, and the market is not moving the way many people expected. In this monthly update, I break down what is really happening across Waterloo Region, including sales, prices, inventory, months of supply, and what the latest numbers mean for buyers and sellers. The biggest story right now is that we are no longer looking at one single market. Detached homes are starting to show signs of stability, while townhomes and condos are facing softer demand and higher inventory. Detached sales held steady year-over-year, with prices showing a much smaller decline than we saw earlier in the year. At the same time, townhouse and condo sales dropped close to 20%, with more than 5 months of supply now sitting in that segment. That creates two very different situations depending on what type of home you are buying or selling. I also cover how the Bank of Canada, fixed mortgage rates, bond yields, and affordability are affecting the market heading into the next few months. If you are planning to buy or sell in Kitchener, Waterloo, Cambridge, or anywhere in Waterloo Region, this update will help you understand where the real opportunities and risks are right now. The key takeaway from April is simple: detached homes and attached homes are moving in opposite directions. Knowing which side of the market you are in could make a major difference in your strategy. ====== 🕐 Timestamps: 00:00 - Intro 01:00 — Waterloo Region market snapshot 01:56 — Why the market is splitting 02:39 — Detached home prices are stabilizing 03:23 — Supply tells the real story 04:08 — Condo inventory pressure 04:54 — Bank of Canada and rate outlook 05:37 — Fixed mortgage rates are changing 06:23 — Affordability is improving 06:46 — What buyers need to know 07:29 — What sellers need to know 08:06 — Final takeaway: two different markets ====== ⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️ 🤔Thinking of Moving to Kitchener Ontario Canada? 📝 Let Us Help! 📱Call or Text us: 647.606.6769 📨Email: [email protected] 📅 Zoom: https://calendly.com/livinginkitchene... ▶Subscribe 👉 / @livinginkitchenerontario ⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️⬆️ ====== This channel is all about living in Kitchener Ontario, moving to Kitchener Ontario, and relocating to Kitchener Ontario.
