Byty v roce 2026: Přichází turbulence, připoutejte se prosím

The supply of apartments for rent significantly exceeds demand, interest in buying real estate is low and interest rates are rising again. This is probably how the course of 2026 on the real estate market could be briefly described so far. Where did the mistake go and what can we expect in the coming months? We discuss this in the video. Spring (and autumn) is usually the best time to sell real estate. However, this year did not confirm this rule. Even in February, there was nothing to indicate that the situation on the real estate market would be anything exceptional. But then came the war in the Middle East and a sharp increase in mortgage prices of 0.5%, with further growth likely to follow. And the level of mortgage rates is crucial for people's interest in buying real estate. Concern about liabilities However, higher mortgage rates are only one of the factors that have reduced interest in buying apartments. Another is the uncertainty related to the war in the Middle East and rising oil and gas prices. People are afraid that a similar situation will occur as after the invasion of Ukraine in 2022, when the crisis came. In such a situation, many of them would rather reconsider their mortgage commitment. Will apartment prices fall? Given the falling demand for apartments, real estate prices could logically also fall. However, it is unlikely to be that simple. Prices will probably not fall across the board - in attractive Prague locations such as Vinohrady or Karlín, there will probably be no significant reduction. A certain decline can be expected for housing estate apartments and in less attractive locations. If a price correction actually occurs, it could be an opportunity for buyers. However, a decline in real estate prices in Prague usually does not last long, so it is not worth delaying a potential purchase. What about rents? An interesting phenomenon is the surplus of apartments for rent. The reason is the sharp increase in the number of people leaving their rental properties. What motivates them to do so? In most cases, it will probably be the planned reduction in housing allowance. It should not only be reduced, but the conditions for its granting will also be tightened. This means that the offer is increasing, especially properties with higher rents, which may not be rented as quickly as before. It is therefore possible that there will also be a slight decrease in rental prices. It is always more profitable for apartment owners to rent a property for a slightly lower amount than to leave it empty. How do you view the current situation on the real estate market?
