Recently, a unit with an exclusive area of 84 square meters was traded for 835 million won. This is a so-called "new record high," the highest sale price in history, rising by 235 million won from the previous record high. In Incheon, the upward trend continues as new record highs emerge, centered around newly built complexes and areas near subway stations. Looking at the fluctuation rate of sale prices, a downward trend was observed in the fifth week of April and the first week of May, but it subsequently stabilized before shifting to an upward trend. By region, Yeonsu-gu saw the highest increase at 0.11%, followed by Michuhol-gu at 0.08%. Bupyeong-gu and Dong-gu rose by 0.05%, respectively, while Seo-gu increased by 0.02%. The analysis suggests that demand is concentrating on new construction and complexes undergoing redevelopment or reconstruction, centered around the Seoul metropolitan area. The upward trend in the Jeonse market is becoming even steeper. As the number of available Jeonse listings decreases rapidly, prices are rising. The Incheon Jeonse Price Index saw its rate of increase widen from 0.07% in the first week of June to 0.11% in the second week. Although the preference for apartments has intensified, many predict that the strong trend in the Jeonse and monthly rent markets will continue for the time being due to insufficient supply of new housing units.
