The other members of the condominium association cannot reject this in principle. However, they can have a say when it comes to the how, i.e., the specific implementation of the construction work. If a majority vote and a decision for a variant are reached, the installer can begin the installation as soon as they have informed your network operator. Then there's a happy ending for you: You can charge your car at your own wallbox! ▬ Austria ▬▬▬▬▬▬▬▬▬▬ With the 2022 amendment to the Condominium Act, it has also become easier for condominium owners here to install wallboxes in multi-unit buildings, well, at least in a condominium association. Unlike in Germany, the first question in Austria is: Is this a standalone solution for just one owner? Or is it a shared facility for the property? So, is the wallbox used by multiple condominium owners? With the individual solution, it's not surprising that the homeowner who wants to install the wallbox bears the costs alone. They are solely responsible for having it installed by a licensed electrical contractor and are also solely responsible for maintenance, if necessary. MID compliance is required if the power is supplied via the general electricity supply. With an individual solution, you need unanimous consent from the other owners. This is then based on a so-called "presumption of consent," according to the motto "If you're not against me, you're for me." The law currently defines this as single-phase individual charging stations with a maximum charging capacity of 3.7 kW at 16 amps or three-phase individual charging stations with a maximum charging capacity of 5.5 kW at 8 amps. For anything with higher charging power, such as 11 or 22 kW maximum power, all owners still need to actively consent. It's different and simpler if you aim for an integrated solution, i.e., providing the charging infrastructure for the entire property. In this case, the owners' association also bears the costs jointly. Such an integrated solution obviously makes a lot of sense because it's much less complex in the long run and also easier in terms of power supply and load distribution if everyone doesn't do their own thing. If other property owners are interested in a charging station, you also have the option of joining together to form a so-called e-mobility community. It's important to note that in Austria, you need MID-compliant wallboxes in this case, such as the go-e Charger PRO. If a comprehensive solution is planned, the condominium association does not have to approve the proposal unanimously. A simple majority vote is usually sufficient, provided all owners have been verifiably and properly notified of the planned change in writing.
