Unlike other loans, it cannot be used for rental investments. The PTZ supplements another mortgage and is not available at 100%; it is divided into tiers depending on the type of housing and the buyer's situation. To qualify for the PTZ, the conditions vary depending on whether you are buying a new, existing, or social housing unit, or converting a commercial property. For a new property, it must have been completed less than five years ago. In the case of an older property, the purchase must be made in specific areas, often less competitive, and energy efficiency renovations must be carried out, representing at least 25% of the total cost of the transaction. Eligibility for the zero-interest loan (PTZ) also depends on the future occupants' income. The income considered is that of two years prior (n-2) and varies according to the geographical area. Tables indicate the income ceilings and maximum PTZ amounts based on family composition and the zone. The maximum PTZ amount is determined by the total cost of the transaction and the number of dependents. The repayment period cannot exceed 25 years and depends on income; the higher the income, the shorter the repayment period. A repayment deferral is possible, but cannot be less than two years. To apply, you must contact financial institutions that have signed an agreement with the French government. Although the PTZ can be considered as a down payment by some banks, it is often combined with a conventional mortgage.
