If you're a real estate agent, you know that the INCC (National Construction Cost Index) is the number one enemy of anyone who wants to realize the dream of owning a home. Even though mortgage credit favors the purchase of off-plan properties, it seems that some rates work against you, and certainly the INCC is one of the biggest barriers for real estate agents to close a sale. And I'm not even saying this because of the high rates the INCC can reach or its constant fluctuation. The biggest danger that the INCC represents for the sale of real estate lies in knowledge. Well, actually, in the lack of knowledge. Unfortunately, real estate agents have little understanding of the rules of mortgage financing and credit as a whole. This makes the sales conversation superficial, without foundation, and vulnerable to errors. Ignoring how mortgage credit works can lead to two equally bad paths. In the first, the client has more knowledge than the agent. This is terrible because, in this way, the broker doesn't convey any authority or confidence to the client, who constantly perceives that the broker is unprepared. But this situation doesn't worry me so much; what truly worries me is the second option. Because in the second option, even without having a grasp of the facts, the broker can lead the client to believe completely wrong information. And this is terrible in the long run. Terrible for the client, who will feel frustrated and betrayed. And terrible for the real estate broker, who will have very poor results in the long run.
