How An Architect Fixes A Bad Floor Plan
I've worked on 80 floor plans this year alone, and every home suffers from some combination of the same problems. Here's how we solved them on a Sydney bungalow renovation. This project is a freestanding bungalow in Sydney. A young family wanted to fit all their needs inside the existing envelope, with no extensions. It's a renovation, not a rebuild. The good news: the floor plan had enough space, and the functional zones were fairly well consolidated. Private spaces up the front. Public spaces down the back. Utility zones in the centre. A solid framework. The problems: the stair was in the wrong spot, which created awkward divides and awkward room shapes on both floors. The kitchen was in the wrong spot, blocking access to the living, dining and backyard. And the master bedroom was terribly inefficient, largely because of a poorly designed walk in wardrobe. In this video I walk you through the full dissection and the fix: → Why relocating the stair was the key unlock for the entire plan → Why I rarely design walk in wardrobes and what to do instead → How we made the primary bedroom more efficient by eliminating wasted space → The pantry behind the kitchen that fixed the long and skinny proportion of the living zone → An upstairs primary suite option, plus an alternative rumpus and storage layout for the current life phase → Why the secret to a good floor plan is minimising circulation to create extra space Projects like this are a finite puzzle. Reconfiguring the spaces within the existing footprint delivers enormous extra value, amenity and delight without extending a single wall. 🏠 BOOK A CONCEPT DESIGN CONSULTATION If your floor plan feels awkward, inefficient or disconnected from the way you actually live, we can help.
