How to propagate Bear's Paw succulent from Cuttings & Leaves - Cotyledon tomentosa propagation

UPDATE: Propagating the stem cuttings turned out great and healthy. Propagating with the leaves DID NOT WORK, unfortunately. I knew it wasn't a very good chance for success - propagating simply by leaves is extremely difficult if not impossible for our Bear's Paw. How to propagate Bear's Paw from cuttings and leaves.
