Hidden along Route 9W in Palisades, New York, overlooking the Hudson River, sits a massive abandoned corporate campus once operated by IBM. Opened in 1989, the site was built as a secluded executive retreat and training center, commonly associated with IBM’s Advanced Business Institute era. Unlike a standard office building, this was a self-contained environment—hotel rooms, conference halls, dining facilities, and private grounds—designed to immerse executives in multi-day leadership and strategy programs away from the public eye. Throughout the 1990s and early 2000s, the Palisades center functioned as a prestigious corporate destination, hosting high-level meetings and international employees during the height of IBM’s global influence. As technology and corporate culture shifted toward remote communication, large in-person training campuses like this became less essential, and IBM eventually moved on from the property. In 2016, the campus was sold for roughly $60 million to a subsidiary connected to HNA Group, a China-based conglomerate, and reopened as the HNA Palisades Premier Conference Center. It transitioned into a luxury conference hotel hosting corporate events and private functions—until 2020, when the COVID-19 pandemic forced it to shut down. Unlike many venues, it never reopened. From 2020 onward, the property sat abandoned. Conference rooms, hotel corridors, and executive spaces were left largely intact, creating a rare modern corporate ruin—frozen at the moment of shutdown. In July 2024, the site reportedly sold again for $26.3 million, but its future remains uncertain.
