Noble Emmerse Phrom Phong is a project by Noble Development in Phrom Phong, one of Bangkok's most prestigious and expensive locations. Nearby are BTS Phrom Phong, EM District, Emporium, EmQuartier, EmSphere, Benchasiri Park, restaurants, offices, an international environment, and high demand from expats. The project is located in Sukhumvit 30 and is planned as a 55-story high-rise condominium. This project is closer to the business and premium segment, where not only the price per square meter is important but also the liquidity of the location itself. XELF by Sansiri is a project by Sansiri on Rama IV / Thonglor side. The project comprises 37 floors, 946 units, and approximately 44% parking spaces. The location is interesting because Rama IV is gradually becoming one of Bangkok's key urban axes: nearby are Sukhumvit, Thonglor, Phrom Phong, Queen Sirikit National Convention Centre, office areas, shopping malls, and transportation infrastructure. This is a larger-scale project that could be of interest both for residential use and for investment. Why is it worth looking at Bangkok real estate? Bangkok isn't a resort market, where demand varies greatly depending on the season. It's the capital, a business center, a transportation hub, a city of universities, offices, healthcare, retail, and international business. There's constant rental demand here: from Thais, students, office workers, expats, entrepreneurs, and long-term foreigners. During the early stages of construction, developers often offer better starting prices, a wider choice of floors and layouts, and a more convenient payment schedule. If the project is well-located, the price may increase during construction, and after completion, the property becomes more accessible to the end buyer: they can see it, evaluate the quality, infrastructure, views, lobby, pool, and the building's true feel.
