Tenants are increasingly complaining about very high temperatures in their apartments, sometimes over 40 degrees Celsius in attics during this summer's heatwaves. In fact, there is significantly less demand for attic apartments compared to apartments, resulting in lower prices. Could this perhaps be an opportunity for us as investors? Is it worthwhile to invest in air conditioning, and what costs should you expect? I answer precisely these questions in my new video using a specific case from our practice. We've experienced heatwaves again this year, and the concern is that this will occur more frequently in the future. A message from ImmoScout24 dated August 12, 2005, entitled "Heatwaves make attic apartments unattractive," is relevant in this regard. Without heat protection, these apartments achieve significantly lower prices and rents. In the video, I explore the question of whether this might be an opportunity for investors. And what the situation is for apartments with heat protection? Can this result in higher returns for investors? Heat protection, such as air conditioning systems, also affects the building envelope and therefore cannot be implemented without the consent of the community. The most common counterarguments are noise pollution and visual impairment. You can find out in the video what majority is required and whether individual co-owners can successfully file an objection based on recent Federal Court of Justice rulings, as numerous disputes on this topic have already ended up in court. The video also discusses how high the investment for such air conditioning systems is and when they will pay for themselves. And that's not all.
