Using three properties as examples, I examine how the comparative rents and criteria have changed compared to the 2024 rent index. This shows how important it is to determine the comparable rent for each of your properties individually, even before purchasing a property. In Berlin, this is particularly easy when considering the property's features; we demonstrate this using a specific apartment in the video. The changes in features that increase or decrease a property's value are interesting, as they clearly illustrate the rising expectations of users/tenants regarding living space. Knowing these features is crucial for paying attention to them during purchases and renovations. For example, several years ago, "laminate" flooring was considered a value-enhancing feature; today, it must be "high-quality parquet" or an equivalent floor covering. Negative factors include, for instance, if a dishwasher doesn't fit in the kitchen or can't be connected there, or if there's no room for a washing machine in the apartment. The perceived value of a location can also change. However, it doesn't always have to be an airport closure that causes this. Traffic calming measures, such as narrowing roads with bollards, can also lead to a more favorable noise level rating in the rent index.
