This shows how important it is to determine the comparable rent for each of your properties individually, even before purchasing a property. In Berlin, this is particularly easy when considering the property's features; we demonstrate this using a specific apartment in the video. The changes in features that increase or decrease a property's value are interesting, as they clearly illustrate the rising expectations of users/tenants regarding living space. Knowing these features is crucial for paying attention to them during purchases and renovations. For example, several years ago, "laminate" flooring was considered a value-enhancing feature; today, it must be "high-quality parquet" or an equivalent floor covering. Negative factors include, for instance, if a dishwasher doesn't fit in the kitchen or can't be connected there, or if there's no room for a washing machine in the apartment. The perceived value of a location can also change. However, it doesn't always have to be an airport closure that causes this. Traffic calming measures, such as narrowing roads with bollards, can also lead to a more favorable noise level rating in the rent index.
