The longest purchase story ever. This was my first remote purchase, and it would have been completely remote if the client hadn't been able to escape from Israel at the last minute to complete the deal, when Bulgaria went public and was reporting two to three thousand new cases daily. At least ten options were considered, and in this video, I'll show the main ones, along with their characteristics and any downsides that were identified. The process was structured as follows: the client selected properties from Bulgarian websites and sent them to me. If no issues were immediately identified, I would, upon agreement, go on a site inspection, record a video, and identify any problem areas, after which we would discuss everything together. I also periodically presented the client with options that I thought might fit their needs. The search criteria were: Burgas, central location, three-bedroom apartment in a residential building suitable for permanent residence, furnished and equipped, budget from 80,000 to 100,000 euros. The first apartment, furnished and equipped, was in a new building near the seaside park. It was rejected due to the lack of a hallway and a small bathroom. (It was sold at the time of publication.) The next option, also near the park, in a Soviet-era building, was being sold by two heirs through a well-known and large agency. A serious administrative and legal loophole in the intermediary agency and the reluctance of one of the owners to sell the property were ultimately uncovered, so the search continued. The next apartment was on one of the best streets in the city, with an excellent location. While reviewing the listing, the exact location of the building was determined and the year of construction was clarified. The following issues were identified: a building built in the 1990s of poor quality, numerous external walls, a northern exposure, and an open terrace above the apartment. The result: not recommended for consideration as this is one of the coldest and dampest options on the market. The next two properties were also dismantled remotely. One turned out to be not in the center, but in the Vozrozhdenie district. Furthermore, photographs showed a railroad and a train reflected in the window glass, allowing us to pinpoint the property's location. In the second case, which was investigated remotely, the location was also pinpointed and confirmed thanks to a single photograph from a window. The downside was the northern exposure, the first floor above the ground floor, and the building, dating from the late 1990s to early 2000s (of the worst quality). After some time, we decided to move a little further from the center and inspected another property on the well-known Ferdinandova Street, in a building with no elevator, on the fourth floor. The client was willing to accept this, but the dilapidated common areas prompted us to continue our search. The last option had been a real pain. A three-room apartment a few dozen meters from the seaside park, in a new building on the second floor, was excellently renovated, furnished, and equipped. It was found for sale through a Sofia agency for 110,000 euros. Ultimately, the issue arose with the legal savvy of the seller's lawyers and the competence of the realtor who found the property. Ultimately, we purchased an apartment that had caught our eye in mid-summer, but we weren't happy with the high price. By the time we returned to this option, the seller had come to his senses and was willing to negotiate, which we certainly did. The buyer considered this apartment the best option of those considered. The undeniable advantages in this case were the location—namely, the city's main street, which is slated for renovation in the coming years; the building itself, which has a signed renovation agreement with the community; and the average apartment and middle-of-the-road location. Of course, there were disadvantages, such as unmaintained common areas (this issue will be resolved with the building's renovation) and a price slightly above market value...but all other things being equal, it was entirely justified.
