Rogers Park is the kind of Chicago neighborhood that surprises people who are relocating here — you get the lake, the trees, the architecture, and a price point that still leaves room to breathe. This is Chicago's northernmost neighborhood, tucked right up against Lake Michigan, and if you're weighing where to buy when you land in the city, it earns a serious look. I'm Samuel Ciochon, a broker with the Chicago Lifestyle Team at @properties. I've been selling real estate here for more than 16 years and living in this city for close to 20, and in this walk-through I take you through Rogers Park street by street with my dog Rodeo — the real neighborhood, not a highlight reel. Here's what makes Rogers Park worth your attention as a buyer: Lake access and green space. Leone Beach, Loyola Beach, Touhy Park, Pottawatomie Park — parks are peppered right through the neighborhood, and for a lot of these blocks the beach is a short walk from your front door. Real value. As of March 2026, the median condo here sold around $245,000. Single-family homes trade far less often — so the number swings — but they've generally been landing in the $675,000–$700,000 range. For the space and the lakefront proximity, that's a lot of home for the money. Architecture with range. Prairie-style and revival single-family homes on the north end near Jarvis Square, grand vintage courtyard buildings toward the lake off Sheridan Road, and roomy walk-ups on the southern end near Devon where the square footage is genuinely impressive. One of the most diverse neighborhoods in the city — more than 60 languages spoken — with the community feel to match. A few of the places I show you along the way: — Jarvis Square, a walkable pocket off the Jarvis Red Line stop, home to Charmers Cafe, Jarvis Square Tavern, Taste Food & Wine, and R Public House. — The Glenwood Avenue Arts District, where you'll find Le Piano (an intimate cabaret and jazz bar) and the Rhapsody Theater, a 200-seat venue. — The Mile of Murals, a public-art project running along the Glenwood Avenue Red Line embankment that's been growing since 2007. — Smack Dab on Clark Street, one of my favorite neighborhood spots. — Loyola University Chicago, anchoring the southeast corner (yes — Sister Jean and the 2018 Final Four run). A little history: the neighborhood is named for Philip Rogers, an Irish immigrant who settled along the ridge in the 1830s and bought up much of the surrounding land before his death in 1856. Rogers Park was annexed into Chicago in 1893, and you can still feel that early-lakefront-suburb character on the single-family streets today. Getting downtown is easy — the Red Line runs right through, with the Howard terminal plus the Jarvis, Morse, and Loyola stops, and Metra service too — so you're connected to the Loop and out to the suburbs both.
