4.2 Million Australians Own A Home — And They're Trapped Paying To Fix It

More than 4.2 million Australians own an apartment — and a rising number are trapped paying to fix buildings that were sold to them broken. This documentary walks through what has quietly become one of the most dangerous things an ordinary Australian can own: a strata apartment. University of New South Wales researchers found serious defects in a large majority of recent strata buildings; the NSW Building Commission has been forced to study the scale of it; and owners are posting body-corporate bills that jump 50 per cent in a single vote, special levies with no ceiling, and rates above eight thousand dollars a year. At Mascot Towers, years of levies and legal fights ended in a multi-million-dollar buy-out and homes that effectively ceased to exist. The people you pay to manage these buildings, a separate UNSW study found, are often conflicted — and the builder's warranty runs out before the worst defects even appear. Here is why it matters to you. If you own an apartment, or you are about to buy your first one, the risk is buried in documents you were never taught to read. You are chained by law to your neighbours' ability to pay. A special levy can land with no warning and no cap. You often cannot sell, and you cannot separate your unit from a failing building. And the worst case is not a repair bill — it is a home bought out for the value of the land underneath it. 📚 SOURCES CITED IN THIS VIDEO UNSW City Futures Research Centre — strata building defects survey (newsroom.unsw.edu.au) UNSW — study on conflicted strata managers (unsw.edu.au/newsroom) NSW Building Commission — research on serious building defects in NSW strata (nsw.gov.au) NSW Building Commission — survey on defects in newer apartment buildings (nsw.gov.au) Strata Community insights, StrataPlus — Strata Insights 2024 (strataplus.com.au) SBS News — green light for $7M Mascot Towers repairs (sbs.com.au) WSWS — reporting on the Mascot Towers evacuation (wsws.org) Savings.com.au — reporting on property defects (savings.com.au) Community accounts from Australian apartment owners and buyers — r/AusPropertyChat and r/AusFinance (27 owner, levy, defect and resale threads shown on screen) 📺 ABOUT THIS CHANNEL AU Today — documentary investigations into the forces shaping Australia: housing, cost of living, the economy, and the decisions behind them.
