Vilová čtvrť Baba: Experiment, který se změnil v nejdražší adresu Prahy

A district with views of the Vltava River, Troy and Prague Castle, where affordable housing for the middle class was created during the First Republic. That is Prague's Baba, which is today the residence of the richest Czechs. How did the transformation from an unexceptional location to a luxury one happen? We'll tell you in the video! Housing for officials, teachers and artists The villa district in Baba began to be built during the First Republic, under the direction of the prominent architect Pavel Janák (he was behind, for example, the Adria Palace, the reconstruction of some buildings at Prague Castle and the construction of two Prague bridges), who, among other things, designed three villas here, including one for himself. The first 20 villas were built in 1932, and 13 more were added gradually. Each villa was tailored to its future residents and was designed by architectural aces such as Josef Gočár, Ladislav Žák, Josef Fuchs, František Zelenka or Dutch architect Mart Stam. And who was to live in these amazing and modern villas? Most often they were civil servants, teachers, artists or entrepreneurs. A luxurious address worth millions The settlement on Baba is currently a very exceptional location. After all, in the last five years, only one house has been sold here - in today's prices, for 55 million crowns. The situation is similar in the newer construction on Baba, which is directly connected to the original one. Five houses were sold here - four for an amount equivalent to 50 to 60 million today. The fifth, called Vila Baba, was built in 2023 according to the design of architect Radan Hubička (he is also behind the V-Tower in Pankrác). The house has an area of ​​about 600 square meters, with another 300 square meters added by terraces and atriums. It was bought by the Casper Group, and although the actual price remained secret, according to our information it reached around 170 million crowns.
