After deducting expenses from monthly income, the bank balance was zero. There were absolutely no reserves for repairs or maintenance. The following year, in 2008, while continuing my work as a tax accountant, I took over the landlord business and began working on rebuilding the finances. I implemented tax-saving measures, incorporated the business, secured loans for renovations, and changed management companies. As a result, I was able to improve the management to the point where there was a net profit of approximately 14 million yen.
