His latest is a 304 square foot build in Flagstaff with a king bed loft, a full fire sprinkler system, and nine feet of galley kitchen counter space most tiny homes only dream about. Darin is an urban planner and landscape architect who spent 25 years redesigning downtowns and mixed use districts. A stretch living on a houseboat in Sausalito changed how he thought about community, and he left big city planning to build tiny home villages instead. This is his third personal tiny home. The layout runs bathroom, galley kitchen, living room, end to end across 28 feet. Darin flipped the usual floor plan by putting the loft over the living room instead of the bathroom, which gives the bathroom a much higher ceiling. High transom windows flood light in under the roofline. The kitchen sits across from storage stairs with the fridge tucked underneath, Darin's answer to the ladder he dealt with in his last home. Nine feet of counter space, a three burner induction cooktop, and a convection oven and microwave combo that doubles as the range hood. At 6'2", Darin can reach the tall cabinets, where seasonal clothing lives in baskets since closet space runs tight. The living room is 9 by 8 feet with a 6'5" ceiling, legal only because of Appendix Q, the code update allowing lower ceiling heights in tiny homes. The couch converts to a bed and doubles as dining storage. Darin sleeps down here about 80 percent of the time, closer to the bathroom at night. The loft above holds a king bed for naps and guests. Safety and utility details set this build apart: a full fire sprinkler system with three heads, a 100 amp electrical panel instead of the typical 50, and RVIA certification built to International Residential Code standards with thicker insulation than a standard RV. A mini split, a silent German made heater, and a directional ceiling fan handle Arizona's heat and cold, with eight operable windows and doors keeping air moving. The bathroom is 5'5" by 8 feet with a full bathtub and shower, a vanity instead of a pedestal sink, and a shower head raised to 6'6" to clear Darin's head. Every pipe runs through the insulated belly pan so nothing has to be skirted against freezing. This unit is headed to Darin's new tiny house village, Gather, where it will go up for sale. His next build will be 10 or 12 feet wide, and he says he is done with lofts for good. Every time I've moved, it's been an opportunity to refocus on possessions that add to your quality of life and don't rule your life. There was a phase where I had an 1,800 square foot apartment and I found myself having to go buy things to fill it up. I bought furniture I didn't need, bought decorations I didn't need, and even things like a home gym that I never really used, because I'm a social individual. I'd rather go to the gym and be out and meet people than working out of the home."
