Lee Jae-hyun (65), living in Changwon, South Gyeongsang Province, is fighting a daily battle against unemployment these days. He's building his career by learning special welding at Changwon Polytechnic University's middle-aged and older re-employment program during the day and studying business administration at the Korea National Open University at night, but finding a job is a distant prospect! His post-retirement life is heading in an unexpected direction. The problem was that he took out a bank loan to buy an apartment. The expectation that buying an apartment would eventually increase his income has not been rewarded, but instead, he's been left with nothing but a bank loan. While he once ran a successful heavy equipment company, his post-retirement life is now going in an unexpected direction. The situation is similar for Kim Tae-jin (76), who moved from Iksan, North Jeolla Province, to Seoul to deliver senior citizen packages! Due to the over-population of the metropolitan area and non-metropolitan areas, regional economic growth has slowed, and a real estate slump in rural areas has become increasingly apparent, making even Kim Tae-jin's retirement uncertain. But is this a problem limited to non-metropolitan areas? ■ Population Decline: Japan's Vacant Home Shock Is Not Just Someone Else's Problem? Japan, which experienced an aging population before Korea, is now grappling with the problem of "vacant homes." During Japan's rapid economic growth, housing shortages led to the construction of houses even on mountainsides. Now, however, with no one living in those homes, the number of vacant homes in Japan is estimated to exceed 10 million. Tokyo is no exception. Outside of the central, high-value areas, housing prices have plummeted by as much as 1/10 to 1/30! So, what about Korea? Experts are divided, but the general consensus is that if the aging population continues, real estate prices will decline in the long term! The reason is population decline. In fact, last year, the total fertility rate stood at 0.98, making Korea the only country among 35 OECD member countries with a birth rate in the 0% range. This means that while there are many houses, the number of young people purchasing them is decreasing. ■ Lifelong "Household Shackles"... How are you feeling in retirement? Kim Hyung-jung (58), a Pohang resident who prepared for retirement the moment he joined the company, is investing his surplus assets in various savings products, such as pensions and installment savings, rather than in a house. He believes that a single home is sufficient, and owning one without a buyer is just a burden. Ki Hong-cheol (76), a resident of Guri, Gyeonggi Province, signed up for a housing pension eight years ago after much deliberation, which allows him to use his home as collateral and receive a pension while living there for life. He believed that while selling his home and moving to a smaller one would leave him with a profit, the difference wouldn't be enough to live to the age of 100. Kim Ki-ho (75) from Paju, Gyeonggi Province, and Yoon Seong-ho (66) from Daegu, North Gyeongsang Province, each downsized or sold their homes to prepare for a more flexible life after retirement, opening a second chapter that suits them. ■ Rethinking the 100-Year-Old Era! Old Wine Doesn't Age. Experts say that the minimum retirement savings needed for a couple is at least 700 million won. However, how many people can actually afford this amount? Until their 40s, many couples struggle to save enough to buy a home and raise children, and by their 50s, they only have 10 years left to work. Even with this, with the rise of early retirees, life after retirement is daunting. So, what should we do with our lives after retirement? People don't call old wine old. Isn't life after retirement also a matter of mindset? It's up to each individual to decide whether to remain confined to their homes or to break free from the constraints of home. However, if a home is more than just an asset, and is used preciously to open the second act of life, isn't that the ultimate home?
