We need a two-bedroom apartment with a budget of up to €250,000, purchased with a mortgage. We started working remotely, and the client was looking for apartments. We discussed them, and there was some remote work, but ultimately we decided to work on-site. We agreed on nearly four dozen options, which I reviewed, and in the end, in two days, we viewed everything that was most suitable and hassle-free. Today, we started with a two-bedroom apartment on Slivnitsa Boulevard for almost €237,000. A fairly bright and spacious apartment with a nice view in a good location, but in a building with questionable livability. On the same boulevard, we viewed a two-room apartment of 60 square meters, but in an older building with dilapidated common areas, priced at up to 200,000 euros. The third apartment we viewed from the owner was a compact three-room apartment of 62 square meters for 240,000 euros. The last apartment was in the Geo Milev area, a two-room apartment with a separate kitchen and central heating at a good price. Thus, in two days, we viewed nine apartments, four of which were on the last day. The next day, we met again and paid a deposit for the apartment. Then began the loan process, document collection, independent appraisal, and other necessary steps in the transaction. Ultimately, the bank gave a very favorable valuation to this property, and the buyer signed a preliminary contract, paying 10% of the purchase price. When everything was ready, my lawyer and I came to Sofia and completed the transaction. The client purchased a three-room apartment in an old brick block with external thermal insulation on the 2nd floor with an area of 79 square meters for 247,500 euros.
