But there's a lot of misinformation spreading online by agents and realtors about how it works. So in this video, I'll explain how it ACTUALLY works, and my personal experience implementing this feature myself and with many other clients. With the new guideline released by HUD and FHA, you can now wrap up to the first 12 months mortgage payments into your 203k renovation loan when buying a fixer upper home. Truth is, this guideline has been around for a long time. It was previously allowed to wrap up to 6 months mortgage payments into the loan. This guideline for the FHA 203k was introduced so that you don't have to pay out of pocket for a mortgage on a house that you can't occupy due to it being under construction. Previously, the FHA guideline for timeline of the project was limited to 6 months (although it often went over with no penalty) With that, FHA changed the guideline to 12 months, and along with it the ability to wrap in those payments. This feature is an amazing benefit for homebuyers in a tough, competitive, and high priced real estate market. BUT it's important you know how to do it right. So in this video I'll show you how, and explain a few hacks on how to take advantage of it.
