You play as a ghost, using various methods to scare away the ghost investigators who come to your house. Scare them, attack them, curse them. The method is up to you. After scaring them however you like, you can later replay the game from the investigator's perspective and see what kind of ghost you were. You can level up by continuously driving away investigators, or explore how to create the scariest replay video. The way you play is up to you. The game starts in first-person perspective.
