The roof looked good, the water heater was new, the AC was working, and the house looked clean. But once I started looking deeper, I found problem after problem that a buyer’s home inspector could have written up. We’re talking about hidden inspection issues like an aging AC system, a flat roof with ponding water, aluminum wiring, ungrounded outlets, double taps in a sub panel, improper plumbing connections, accordion drain lines, missing GFCI protection, questionable DIY repairs, unpermitted work, bad weather stripping, wood rot covered with caulk, and more. This is why sellers should consider a pre-listing inspection before putting a house on the market. Small problems can turn into big negotiation issues once the buyer’s inspector finds them. And buyers need to understand that a house can look perfect on the surface while still having expensive problems hiding underneath.
