In this video, I take you through five real one bedroom flats I viewed across Brixton, Oval, Borough, and Stockwell on behalf of a client with a budget of around £2,000 a month. The range of standards across these five properties is wider than most people expect, and some of what I found is a stark reminder that price alone tells you almost nothing about what you are walking into. We start in Brixton, three minutes from the Underground, where two flats on the same street at similar price points could not be more different from each other. The first, listed at £1,900 a month, had a good layout and a reasonable size, but was in a genuinely alarming condition: black mould on the bathroom ceiling, windows that could not be opened, and a bedroom facing train tracks with no ventilation to speak of. The mould was not a cosmetic issue. When a flat cannot be properly ventilated, no amount of cleaning will prevent it from coming back, and that is a health risk no tenant should accept at any price. The flat next door, listed at £2,150 a month, was in perfect condition, move-in ready, with hardwood floors throughout, a fully equipped kitchen including a dishwasher, and a balcony. The view was compromised by the neighbouring building, and the road added some background noise, but the difference in livability between these two properties on the same street was enormous. That comparison alone is worth watching the video for. From there we move north to Oval, where a second floor flat near the Underground station looked promising from the outside but revealed a series of maintenance issues inside: a poorly planned bedroom layout, a bathroom wall with visible damp damage, and a kitchen with broken handles and a ceiling that had clearly suffered from a leak. At £2,000 a month and unfurnished, it did not justify the asking price. Then there is a brand new ground floor flat near Borough station, absolutely spotless and opening onto a communal garden, which would have been a strong contender for many renters but was ruled out immediately by one detail: it opened directly onto the street, which is a deal breaker for anyone prioritising security or privacy. And then there is the best flat of the day. A fifth floor flat near Stockwell in a new build development, with a breathtaking panoramic view of London from the balcony taking in Canary Wharf, Battersea, and the full city skyline. Modern throughout, with hardwood floors, a fully equipped kitchen, an integrated wardrobe, and a bathroom with a full bath. The only meaningful downside was a twenty minute walk to the nearest Underground station, which ultimately made it impractical for a client with a demanding commute. This video is essential viewing if you are flat hunting in South London, relocating to London from abroad, or trying to understand what the London rental market looks like at the £1,900 to £2,150 a month level across areas like Brixton, Oval, Borough, and Stockwell. The South London rental market offers genuinely good value compared to many other parts of the city, but the gap between a well-maintained flat and a neglected one at the same price point is wider here than almost anywhere else in London. Knowing what to look for, and knowing when to walk away, is what separates a successful flat search from a costly mistake.
