Important - Construction without Completion Certificate or deviation Problems - TN Supreme Court On April 30th Supreme Court of Tamilnadu responded against a appeal and replied as. 1. For every construction Building Plan Approval must be taken. 2. Approved layout must be kept on site. Any illegal unauthorised construction or deviation will not get completion certificate, unless until rectified. 3. Completion certificate necessary for service connection such electricity, water supply, sewage etc., direction by supreme court...this is applicable to all corporation and Municipality... This rule will also saves every Contractor from clients final payment disputes as well .. 4. So avoid making any violation on floor plans. Execute buildings as per approved plans to avoid penalty in getting completion certificate. 5. Residential or commercial building cannot run any trades without occupancy or completion certificate. 6. No Bank Loan will be given for Home or building without Completion certificate. 7. After completion certificate also buildings should not be modified, if any deviation noticed and issued by authorities, then client has to to respond authorities within 90 days time either rectify their comments or Appeal it. 8.
