What Happened to the Pangani Affordable Housing Project? The Pangani Affordable Housing project is a major initiative by Nairobi County aimed at providing low-cost housing to city residents. A Public-Private Partnership (PPP) launched in 2018 as part of the previous government’s Affordable Housing Programme, this project is set to transform the housing landscape of Nairobi. Strategically located in Pangani, just behind the Pangani Police Station, the project consists of a total of 1,562 housing units. Of these, 952 are affordable housing units, while 610 units were planned for market rates. When the project was first announced, the affordable units were priced between Ksh 1-3 million, making them highly sought after, and as a result, they sold out quickly. Amenities: The Pangani Affordable Housing project promises a wide range of amenities, including: • A borehole for water supply • Ample parking spaces • Common area generator to provide backup power in case of blackouts • Street lighting for improved safety • Internal cabro paved roads • Commercial spaces spread across the basement, ground, and first floors • A nursery school, dispensary, and pharmacy for residents' convenience • Manned gate with CCTV cameras and 24/7 security • Kids' playground for family-friendly spaces • Beautiful landscaping & green spaces • A well-designed stone perimeter wall for added security Setbacks & Challenges: While the project was initially expected to be completed in 2023, funding challenges caused significant delays, stalling the project for two years. The developer, however, managed to secure new funding to continue with construction, much to the relief of prospective homeowners who had already committed deposits for their units. Despite the renewed efforts, there have been growing concerns among some buyers. Recent visits to the site revealed that some of the houses appear to have suffered degradation, with peeling finishes and signs of rainwater leakage. A MEP Engineer contacted by Construction TV Kenya suggested that the problem could be linked to leaking drain pipes, especially shower drains. An Architect added that rainwater may also be causing damage due to the porous nature of the plaster or finish. Current Status: A quick survey of the site revealed limited activity, and it is still unclear when the remaining units will be completed. The project was being overseen by some of Kenya’s most renowned consultants, who have successfully managed major projects across the country. However, the ongoing issues have left some homeowners anxious about the project's long-term sustainability.
