What happens when a completely prefabricated house is moved through a production hall, lifted at specific points, and yet retains its shape with millimeter precision? We experience exactly that in this exciting behind-the-scenes look at Letniskowo in Poland. Together with Michael Kolbe of Mobilheim Kolbe, we take an exclusive look at the construction, manufacturing, and technical features behind one of Europe's most successful modular home concepts. Right from the start, it becomes clear why these houses differ from many competitors. While numerous modular homes are based on timber frame constructions, Letniskowo consistently relies on a solid steel truss construction. This structure forms the backbone of every house, ensuring that it can withstand enormous forces even during production and transport. The entire shell is self-supporting long before furniture, interior paneling, or facades are installed. This stability is considered one of the most important features of Letniskowo houses. This is particularly impressive when observing the production process. A house is moved from one workstation to the next within the production hall, demonstrating the robustness of the construction. Where other systems might suffer from twisting, the steel structure remains stable and retains its shape. The loads are distributed across numerous crossbeams and braces, allowing the forces to be absorbed in a controlled manner. A frequently discussed topic in the modular housing market is the potential for thermal bridging in steel structures. The video addresses this in detail. The steel profiles are fully integrated into the insulation structure and encased in polyurethane foam. As a result, virtually no exposed steel surfaces remain within the building envelope. The construction already meets EH55 standards and is currently being further developed for future EH40 concepts. This impressively demonstrates that modern steel constructions do not automatically lead to lower energy efficiency. Currently, the German versions are manufactured with approximately 18 centimeters of PUR insulation. Even thicker insulation is being used in individual test projects to examine future energy efficiency requirements and eligibility for subsidies. At the same time, research is being conducted to determine which heating systems will offer the best combination of comfort, efficiency, and cost-effectiveness in the future. Another highlight of the video is a tour of a Silver Moon EH55. This model is one of the manufacturer's most successful homes and impressively demonstrates how spacious modern living can be in a compact footprint. Large windows, open floor plans, and high-quality materials create a sense of space that surprises many visitors. Despite the compact exterior dimensions, the interior has an atmosphere more reminiscent of a modern architect-designed house than a classic modular home. The numerous features and details are particularly noteworthy. The standard sofa bed transforms into a spacious sleeping area in just a few seconds. Modern kitchens with an induction cooktop, combination oven/microwave, dishwasher, and refrigerator/freezer are standard features, as are high-quality built-in furniture pieces. Many of these pieces are custom-made for the homes and seamlessly integrated into the architecture, making optimal use of every available centimeter. The house also boasts advanced technology. Controlled ventilation with heat recovery is included in the EH55 package, ensuring a comfortable indoor climate with minimal energy loss. This system is complemented by infrared underfloor heating, modern air conditioning, and intelligent control options. Even extended absences can be easily managed without the risk of dampness or unpleasant odors. The bedroom showcases the concept's high level of practicality. Large built-in wardrobes, under-bed storage, and individually configurable furniture provide ample space for clothing and personal belongings. Here, too, it becomes clear how adaptable the homes can be to the needs of their future residents. Different bed sizes, wardrobe solutions, and interior design options can be individually planned. Another key focus is the issue of permits. Many prospective buyers wonder whether a modular home is even eligible for approval.
