For your detached house project, you might also consider using a builder. Here are the main differences between an architect and a builder: The builder will offer you a turnkey contract, making them your sole point of contact and providing a fixed price; the architect will draw up a contract between you and each tradesperson, with prices itemized on a per-item basis. The builder will generally offer catalog plans; the architect will create a custom design tailored to your land and lifestyle. The builder will offer a guarantee on the construction schedule; with an architect, the schedule will be managed through contracts with each tradesperson (work schedule). The builder will offer a price guarantee, assuming responsibility for any unforeseen events inherent to any construction project (but this guarantee has a cost, included in the overall price).
