Airplane tires aren't inflated with regular air because air contains moisture and oxygen, which can be extremely dangerous in extreme conditions. During landing, the tires withstand enormous loads and temperatures that can exceed hundreds of degrees. If there were moisture inside the tire, the pressure would change unpredictably as it heated up. Furthermore, oxygen can cause internal corrosion and even increase the risk of fire if the brakes overheat. That's why they use dry nitrogen. Nitrogen is a stable gas, doesn't react easily, contains no moisture, and maintains a much more constant pressure under extreme temperature changes.
