West of Tehachapi, this high-quality property has excellent access, solar-powered wells, many year-around ponds, extensive livestock grazing land and superior hunting. Land This scenic and versatile surveyed 7,000-acre property ranges from 1,720’ to 5,200’ in elevation and has approximately 25+ miles of convenient, well-maintained internal access ranch roads. The ranch is currently comprised of 139 parcels and is bordered by Bear Valley Springs (BVS) and the Historic Tejon Ranch. The two primary and private gated entrances are at Sheeptrail Court and at Woodbine Court. A third access to the ranch is over an easement via Comanche Point Road. The drive to and through the property features striking vistas and 180-degree panoramic views of the surrounding region, from BVS to the east, to the San Joaquin Valley to the west. The rich habitat on the land supports active livestock grazing and a myriad of wildlife, including Elk, Mule Deer, bear, bobcat, quail, dove and more. The land varies from relatively flat near the Ranch Center to rolling hills and draws. The property includes a variety of deciduous trees, predominantly oak woodland in a large oak savannah, pine trees, native shrubs, grasses and wildflowers. Dozens of concrete well-fed water troughs are strategically located throughout the property. Just west of the Ranch Center is a custom trap/skeet range, overlooking the property and the San Joaquin Valley, which is part of the ranch Hunt Club amenities. Two sets of livestock pens are located to the north and south of the Ranch Center, with cattle loading equipment and weigh station. Recreation Outdoor activities are plentiful on the property and in the surrounding hills, mountains, lakes and rivers. The adjacent Bear Valley Springs, a master planned gated community, includes a golf course, country club, lake, equestrian facilities, riding and hiking trails and more. The popular Lake Isabella is about a two-hour drive to the north. It is a premier 11,000-surface-acre reservoir in the southern Sierra Nevada, known for boating, fishing, and camping.
