Thirty-five luxury homes sold across the area, up from fourteen a year ago, and the median came in around $2,195,000. Price per square foot barely moved, up just over 1%, so the top of the market got a lot busier while prices held steady. More than half the buyers paid cash, which is why a Fed meeting barely moves this tier. Yes. Thirty-five homes above $1.5M closed across Bozeman and Big Sky in June 2026, up from fourteen a year earlier, a 150% jump. Price per square foot held nearly flat, so the surge was in volume, not price. How much does a luxury home cost in Bozeman and Big Sky? The median sale above $1.5M was about $2,195,000 in June 2026. Cash buyers paid a median of $2,400,000, while financed buyers paid $2,050,000. Why do so many Bozeman luxury buyers pay cash? More than half of June's luxury sales, 19 of 35, closed in cash. A lot of it is relocation money from higher-cost states, buyers cashing out equity and purchasing outright, which is why mortgage rates barely affect this tier. Is it a buyer's or seller's market for luxury homes in Bozeman? It's a buyer's market at the top. There's roughly a year of inventory above $1.5M, with 263 active listings against 260 sales over the trailing year, so high-end buyers have real selection and negotiating room. Do mortgage rates affect the Bozeman and Big Sky luxury market? Barely.
