Instead of depending solely on market appreciation, you build a portfolio of companies that consistently distribute part of their profits to shareholders, creating a source of passive income over time. Many people believe you need to be a millionaire to live off investments, but the reality is more accessible than it seems. With a portfolio generating around 5% per year in dividends, €400,000 invested allows you to generate approximately €20,000 gross annually. After the 28% tax on dividends in Portugal, this corresponds to about €1,200 net per month. The most interesting aspect of this strategy is that the capital remains invested. Unlike strategies where you need to sell assets to generate income, here the stocks remain in the portfolio as long as the companies continue to pay dividends. There are two fundamental elements for this approach to work in the long term. The first is choosing solid companies with predictable businesses and a consistent history of dividend distribution. Companies like Coca-Cola, McDonald's, or AbbVie have been increasing dividends for decades, even during economic crises, recessions, or periods of high inflation. The second is combining these companies with assets that have higher yields from the start, such as REITs. REITs are publicly traded real estate companies that, by law, distribute a large portion of their profits to shareholders. This allows for significantly higher returns than many traditional stocks. Companies like Realty Income, VICI Properties, or STAG Industrial are well-known examples of this type of strategy. But there is a very important detail that many people ignore: inflation. Earning €1,200 a month today won't have the same purchasing power in 15 or 20 years. That's why dividend growth is so important. Companies that increase their dividends every year help protect income over time. This is where the concept of Yield on Cost comes in. A company may have a relatively low dividend today, but if it consistently increases that dividend over decades, the return generated on the originally invested capital can become extremely high in the future. Therefore, living off dividends isn't just about looking for stocks with high dividend yields.
