R of O means: Right of Occupancy. It is an official document issued by the government granting rights to occupy and use a specific parcel of land. In Abuja, the strongest version is typically the FCDA R of O issued through the Federal Capital Development Authority (FCDA). IS AN R OF O A VALID TITLE DOCUMENT? Yes. An R of O is a valid land title in Abuja. However, validity alone is not enough. The document must also be properly verified. Never buy any property simply because someone tells you it has an R of O. Verification is critical. TYPES OF R OF O IN ABUJA FCDA R of O Issued by the Federal Capital Development Authority. Location Ensure the location on the title matches the actual land being shown to you. Never assume. Verify. 5. Cadastral Zone Confirm that the cadastral zone corresponds with the property's location. 6. Plot Size Verify that the size stated on the document matches the size being sold. 7. Land Use Purpose Check whether the land is: • Residential • Commercial • Mixed Use • Comprehensive Development Your intended use must align with the approved purpose. 8.
