Why Belgian Homes Are 15 Years Ahead of the UK

I went to Belgium to see how they convert old industrial buildings into homes — and came back rethinking how we build in the UK. In Ronse, a small Flemish town, I found the Wagenhuys — a derelict wagon house built to stable the horses of a textile mill. The roof had collapsed and the walls were falling. But what Belgian developers Carlo and Isabelle of Be Factory turned it into is extraordinary: two flats built to a standard of ambition rarely seen in UK development. This £970,000 project uses air source heat pumps (mandatory in Belgium for 15 years — we're still debating them), breathable natural fibre insulation, clay plaster walls, heat recovery ventilation, and a bespoke kitchen with a 300kg steel worktop. Every decision is a generation ahead of standard UK practice.
